Initial Vision Property Walk
A first whole-property review to understand use, goals, known concerns, access, systems, and the owner’s longer vision.
FOUNDING PILOT · TEN PROPERTIES
For owners who want more continuity than disconnected service calls, Moss & Sons offers a limited, owner-led relationship for observing the property, setting priorities, and keeping the next wise step visible.
WHAT MEMBERSHIP INCLUDES
The membership creates an organized relationship around the property. Daniel keeps the record, helps the owner see priorities clearly, and stays available for a defined amount of thoughtful coordination.
A first whole-property review to understand use, goals, known concerns, access, systems, and the owner’s longer vision.
A living private record of priorities, observations, important contacts, areas to watch, and the three-horizon plan: now, next, and later.
Four planned reviews each year, followed by a concise written update of observations, priorities, and recommended next steps.
A practical 12-month view of recurring care, likely projects, seasonal timing, and the order in which improvements should be considered.
One scheduled 30-minute phone or video conversation each month for property questions, planning, or coordination. Unused time does not roll over.
Same-business-day acknowledgment when practical and priority scheduling within Moss & Sons’ actual capacity—not around-the-clock availability.
THE STEWARDSHIP RHYTHM
The value is not simply another visit. It is keeping the property’s story, decisions, and future work from being rediscovered every time something changes.
Document how the property works today and what the owner wants it to become.
Look for change, settling, water movement, wear, seasonal needs, and emerging opportunities.
Update the now, next, and later priorities so attention and money go in the right order.
When work is needed, define it clearly and decide whether Moss & Sons or another qualified provider is the right fit.
CLEAR LIMITS
This founding pilot is intentionally narrow. The monthly fee pays for the stated stewardship rhythm and record—not an open-ended maintenance contract.
Labor, materials, equipment, subcontractors, specialty vendors, urgent onsite visits, and extended project coordination are quoted or billed separately before they are undertaken.
Moss & Sons does not provide 24/7 response, security, continuous monitoring, alarm service, or a guarantee that every condition will be discovered or prevented.
Moss & Sons may document visible conditions and organize factual property information, but does not act as an insurer, public adjuster, attorney, engineer, home inspector, or other licensed professional unless separately qualified and engaged.
Moss & Sons does not interpret insurance coverage, negotiate claims, promise vendor performance, or guarantee a particular repair, property, financial, or insurance outcome.
HOW IT BEGINS
Share the property, the priorities, and the kind of continuity you are seeking. There is no application fee.
Daniel reviews location, needs, travel, schedule, and whether the founding pilot can responsibly serve the property.
If it appears to fit, speak directly and schedule the Initial Vision Property Walk before making a final commitment.
Only after approval will both sides review and sign the membership agreement and scope acknowledgment. Service begins after that step.
